The Application Process
Although our background check pulls your credit, we're easy going on that.
If you have the following, it's not an immediate no. We do work on a case by case basis however what's listed below could be reason's for denial related to:
1. Felony Conviction(s), within the last 10 years.
2. Misdemeanor Conviction(s), within the last 7 years.
3. Prior Eviction(s), within the last 7 years.
4. Major Criminal Conviction(s).
5. Habitual Offender / Career Criminal.
Perhaps, you're worried that you will not qualify?
If you feel there is a reason why you might be denied for rental, please contact us to discuss. In some instances, a higher deposit or other terms and conditions might be available to you.
Income Qualifications Required where Utilities are included in the rent:
-If you have a vehicle we require a MINIMUM of 2x's the monthly rent as your NET per month income.
-If you do not have a vehicle we require a MINIMUM of 1.5x's the monthly rent as your NET per month income.

-Whether you have a vehicle or not we require a MINIMUM of 2x's the monthly rent as your NET per month income.
To Move In:
-Typically, we require First Month's Rent and Security/Damage Deposit equal to One Month's Rent.
However, please note that depending on the outcome of your background check results we may consider you as "high risk tenant" status but still be willing to accept you on a case by case basis which requires:
-First Month's Rent and 2x's Security/Damage Deposit equal to Two Month's Rent and in some situations we may even go as far as requiring the Last Month's Rent as well.
If we simply cannot approve you due to your background check results or not properly filling out the application accurately we may reject your application.
As part of the Application Process we will need:
Two forms of valid government issued identification with a minimum of one being a photo ID such as: Drivers License / Government Issued Identification Card / Passport.
Second Form of valid Identification can be: Social Security Card, Birth Certificate, Passport, Department of Motor Vehicle (DMV) Registration.
Acceptable Forms of Source of Income Verification:
-Pay Stubs: Most recent 2 months from your employer.
-An Income Verification on a Company Letter Head: Transfers or relocations require verifiable documentation showing an accepted job offer plus we will need to receive most recent Two (2) Months Bank Statements (all pages).
-If you receive other income such as: Social Security, Disability, Government, Award Letter, Retirement Benefits, IRA, Royalties, Child Support, Student Loans, Scholarships, Parental Support, are Self-Employed, have Savings/Checking Account, etc:
-BENEFITS: Income Verification Statement Showing what you receive.
-SELF-EMPLOYED: Most Recent Two (2) Months of Bank Statements (all pages).
-Checking Account and/or Savings Account(s): Most Recent Two (2) Months of Bank Statements (all pages) showing a minimum average monthly balance equal to Six (6) Months of rental payments.

REQUIREMENTS
All ADULTS Age 18 and Over will need to submit with their Application:
A $60.00 non-refundable Application Fee for each applicant 18 years of age and over.
We will not be able to consider your eligibility to rent until each applicant has submitted their own application.
Please complete all sections as fully as possible. Blank or incomplete sections may delay your application or be rejected.
- A full background check will be run on each applicant.
- The $60.00 application fee is paid at the end of the online application using a major credit card such as Visa, MasterCard and Discover or provide in person during your appointment the above stated Credit Cards, Money Order, Cashiers Check, Cash, Personal / Business Check.
- Feel free to send it via the mail as we accept Money Order, Cashiers Check, Personal / Business Check. Do NOT send cash.
